I provide thorough home inspections for both buyers and sellers. Clients receive their report in PDF form via email. The reports can be easily printed or viewed and shared on-line.

A pre-purchase inspection is conducted on behalf of the purchaser. Typically a purchase offer has been made and accepted with a home inspection clause included as a condition of the offer. In some cases  (typically when entering a multiple offer 'bidding war') buyers will opt to get an inspection before submitting the offer. Typically the time for the inspection is booked by the buyers' agent.

Sellers will often get a home inspection performed. Having a report available to prospective buyers may reduce the number of inspections booked on your home prior to the offer date.



Vendors may also opt to get an inspection to avoid being surprised by findings in a buyer's inspection.

I am available Monday to Friday. My preferred appointment times are 10am and 2pm.



As a major part of the inspection is on the roof and exterior, I do require natural daylight for the inspection, so the latest available start time fluctuates throughout the year



Most inspections take 2 - 3 hours, and I strongly encourage purchasers to attend the inspection so we can view and discuss any found issues together.

  • Typical single family home:  $500

  • Freehold Townhouse:            $500

  • Condo Townhouse:                $450

  • Condo:                                         $350

  • Extra fees may be applied on multiple unit dwellings, larger homes, or inspections requiring longer travel distances. 

* Condo and Condo Townhouse rates are based on inspection of the interiors and the occupant-owned mechanical systems. Elements falling under the condo corp's perview (exterior, roofing etc.) are not covered. Freehold Townhouses require a complete inspection and are treated as a single family home.
